1031 Exchanges By the Rules and Federal Issues  

2 credit hours | Real estate agents will have an understanding of the federal  requirements when the seller is participating in a 1031  exchange.

2 credit hours | Real estate agents will have an understanding of the federal  requirements when the seller is participating in a 1031  exchange. The agent will also learn about the basics of  FIRPTA, Cash and 1099 Reporting.

1031’s, Federal Speed Bumps and Deeds 

3 credit hours | Real estate agents will be educated on potential issues at a  federal law level that could impact the closing of a real  property transaction. Those issues include federal estate  taxes, federal money judgments and criminal restitution liens,  federal income tax liens, OFAC searches and the CFPB. Lastly,  we will review a deed and understand the components of the  deed and why each component is necessary.

A Realtor’s Guide to Understanding Title Insurance 

2 credit hours | A practical overview of what title insurance is, what is included in a title search, how to uncover liens and common type of problems that result in a claim. 

Code of Ethics and Standards of Practice 

3 credit hours | To provide real estate professionals a basic understanding of  the National Board of Realtors© Code of Ethics with an  explanation of the Articles as well as how to report a realtor  who violates said Code.

Contract to Close: An Overview of the Real Estate Transaction 

2 credit hours | A practical overview of the Florida purchase and sale agreement for residential real estate, including 2021 changes to FAR/BAR contract. 

FIRPTA, Cash & 1099 Reporting and Federal  Issues at the Closing Table 

2 credit hours | At the end of the seminar, the realtor will be able to articulate  why a 1099-S is part of the sale process. Understand the  federal government’s definition of “cash” and articulate how it  may affect the settlement process and implication of a federal  judgment when providing seller closing costs.

Fraud Prevention 

2 credit hours | Overview of types of fraud in the settlement process with an  emphasis on cyber fraud. The realtors will be able to identify  the 3 types of fraud in real estate transactions. Attendees will know when the title agent is required to report to FinCEN and  what their clients will be required to produce.

3 credit hours | Upon successful completion of the course, students will be  able to describe the concepts established in the Articles of the  Code of Ethics. Realtors will be able identify possible violations  of the Code of Ethics Articles 16 and 17 in relation to procuring  cause after participating in.

HOA’s: Keeping Up with Growth & Statutory Changes 

2 credit hours | An introduction to the role an HOA plays in home ownership, common terminology used to describe various types of homeowner’s associations, statutory guidelines and legal requirements for buyers and sellers.  

Land Surveys and Underwriting Considerations 

2 credit hours | Review of the various types of land surveys, the key components of a survey and the benefits a new staked  survey provides to every property owner when financing land or a home, before construction, when dividing a  parcel of land for sale or if there is a conflict in use on the property. 

Legal & Ethics Issues – 5 Top Reasons Realtors Are  Sued 

3 credit hours | Realtors will be able to identify what is (or could be)  considered a fixture and can conduct an in-depth discussion  with their customers regarding fixtures and what is expected  to be left or taken when the house is sold. Realtors will be  able to state the duties due their customers, to discuss the  importance of the agreement of sale to prevent inadvertent  breach of contract.

Mortgage Fraud 

2 credit hours | In this course, real estate agents will be able to identify  mortgage fraud in real life situations that can occur while  doing their business and selling real estate. Real estate agents  will also understand the effects of mortgage fraud in general  to the real estate industry and be able to identify the most  common perpetrators of mortgage fraud

2 credit hours | A practical overview of various types of land use and how it impacts a consumer’s intent to use the land, how  local government regulates land, zoning laws and the impact on urbanization and local code enforcement  restrictions.

2 credit hours | A review of the current market conditions in Florida and an overview of the differences in 2nd homes, investment properties, and vacation/ seasonal use considerations.

2 credit hours | Introduction to the dangers of wire fraud, email compromise, phishing, and the impact cyber attacks can have  on your business.

Real estate agents will discuss and review the requirements,  effects, and variations of the POA’s authorized in this State. 

Preparation of Deeds and Affidavits 

Real estate agents will be able to differentiate the various  types of deeds and affidavits used in the real estate  transaction.  

Probate 101 

Real estate agents will go over the basics of the Probate  process and gain an understanding of the terminology, legal  principles, and practical applications.

Real estate agents will go over more advance principles that  apply to the examination of title in a probate setting. 

Remote Online Notaries 

Real estate agents will go over Business Entities in Florida  while gaining an understanding of the applicable law and  proper procedures when dealing with Entities. 

Sheriff’s Deeds 

Real estate agents will understand the process of what’s  required to insure a sale from Sheriff’s deed. We will cover  the entire process from Judgment, Notice, and through Sale.  

Survey Reading 

Real estate agents will learn about the type of surveys used  and how to read and review a Boundary Survey to spot  potential issues.  

Surveys, Survey Coverage & Endorsements 

Real estate agents will recap what they learned in Survey  Reading and apply that knowledge to what it takes to issue  Survey Coverage and Endorsements in Title Insurance. 

TILA/RESPA Integrated Disclosure Act 

Real estate agents will learn about details and concepts  behind both Acts, their integration, and the practical effects  on timing and other requirements. 

Title Commitment 101 

Real estate agents will learn about the Title Commitment  Roadmap, the Commitment Jacket and Schedule A of the Title  Commitment.

Real estate agents will recap what they learned in the previous  session and delve into Schedule B-I (the Requirements).

Real estate agents will understand Estoppels; why they are  necessary and what title issues they address. This course will  also explore how the statutory limitation of the first  mortgagee’s liability to the association for past due  assessments affects title and how to examine the situation. 

Understanding the Mutual Indemnification  Treaty 

Real estate agents will learn about the most current revision  of the Title Insurance Underwriters’ Mutual Indemnification  Treaty and how it’s used to speed up the closing and  indemnification process.
